Specialized Scope: Construction Manager at Risk for a 3-story, 98-unit assisted living and memory care facility providing 21 light memory care units, 32 heavy memory care units, and 45 assisted living units for residents at all levels of care. The project team partnership during the Preconstruction Period resulted in more than $1 million in cost savings without compromise to design, quality, or schedule. Identifying milestones that must be met in order to meet critical project completion targets requires diligent planning for any project. Due to unique circumstances that would impact early site development activities, Maplewood was no exception. For example, the US Army Corps of Engineers (USACE) informed Maplewood Senior Living that it needed to repair a dam located directly on the project site. Luckily, the Maplewood team learned of these requirements early in the project planning. While the timing was in KBE’s favor, careful synchronization of both project schedules determined the level of success. KBE immediately began coordinating with USACE- ensuring that neither team’s scope of work would interfere with the other. Considerations such as material deliveries, site traffic, staging, and trade contractor coordination were carefully analyzed, a shared schedule was developed that enabled each scope of work to progress unimpeded by the other. The Maplewood site also required removal of nearly 10,000 tons of rock. However, a local municipal ordinance banned blasting in the job site’s zone. The question, then, was "How do we remove 10,000 tons of rock when there are limitations on noise levels?" KBE and the site contractor set about brainstorming possible approaches that would fall in the budget, and eventually landed on a viable solution that included hiring a company that utilizes specialized equipment including a massive excavator that removed significant amounts of rock while mitigating noise. The Maplewood project schedule experienced zero impact due to these circumstances. This was achieved through our high-level of detail and engagement with and among our trade contractors, and the synergy between Maplewood, Stein/Troost, engineers, and the construction team.

Description: The high-end finishes, community spaces, access to high-quality health care, and picturesque campus environment make Maplewood at Southport a sought after home. Residents are supported by two full-service, commercial-grade kitchens, multiple dining room areas, salon, fitness room, and community gathering spaces including a chapel, several living rooms, and an arts and crafts space. The building features concrete foundations with structural steel and elevated concrete slabs, with one area of the building constructed of structural timber framing with structural insulated panels. The exterior is a combination of stone veneer and HardiPlank siding, with asphalt shingles and adhered membrane roofing. Interior finishes consist of painted walls and ceilings, wood wall panels, ceramic tile walls and floors, and resilient tile floors and carpet. Mechanical and electrical systems consist of power, lighting, security, tele/data, boilers, water heaters, fan coil units, split systems, water treatment systems, a chiller, and a fire suppression system with a fire pump.
